A fixed rate mortgage is right for you if you want your rate locked in for a specific term. A fixed rate can protect you if interest rates go up. Your rate will stay the same for the term of your mortgage.

  • This mortgage is good for you if you do not plan to sell or refinance your home before your term is up (penalities may apply to get out of a fixed rate mortgage)

  • Increase your original payment up to 100%
  • Amortization up to 30 years

A variable rate mortgage is right for you if you want a mortgage rate that will fluctuate up or down. Your rate may fluctuate based on the Credit Union Prime rate. There may be more risk to this mortgage as your rates may increase, but you may also benefit if rates decrease.

  • This mortgage is good for you if you do not plan to sell or refinance your home before your term is up (penalities may apply to get out of a variable rate mortgage)
  • 5 year variable rate closed term
  • Pay up to 10% of the original principal amount per calendar year
  • Increase your original payment up to 100%
  • Amortization up to 30 years

​HIGH RATIO MORTGAGE 

A high ratio mortgage is right for you if you have a down payment of less than 20% of the purchase price of the home you are buying. High ratio mortgages are insured against default and require a payment of a premium which can be added to your mortgage.
